The Lagos State Government has issued a final warning to estate developers operating without approved layout plans, declaring that enforcement actions will commence after a one-week ultimatum.
The Commissioner for Physical Planning and Urban Development, Dr. Oluyinka Olumide, led an on-the-spot sensitisation and enforcement tour across parts of the Eti-Osa corridor on Tuesday, following the expiration of the grace period earlier granted to erring estates.
Speaking through Mukaila Sanusi, Director of Public Affairs, the Ministry said the renewed warning became necessary after several flagged estates continued to operate in breach of planning regulations despite repeated notices.
“The State Government has consistently emphasised the need for estate promoters to obtain proper approvals before engaging in land subdivision, sales or construction,” Sanusi quoted the Commissioner as saying.
“This final one-week notice is the last opportunity for these estates to submit their layout plans and regularise their documentation.”
Dr. Olumide said the state would no longer condone developments that undermine orderly and sustainable urban growth. He warned that estates that fail to comply at the end of the deadline would face sanctions ranging from heavy penalties to outright demolition, depending on the severity of infractions.
The Commissioner also advised prospective homebuyers to conduct due diligence before committing funds to any estate project.
“Members of the public must always verify the planning status of any estate. Due diligence is essential to avoid financial losses,” he cautioned.
Reaffirming its commitment to protecting the environment and ensuring structured urban development, the government said it would intensify enforcement against illegal developments across Lagos.
Estates visited during the exercise included Whiteoak Estate 2, behind VGC, and Elite Garden Estate developed by Bosmark Haven Properties Limited, also in the VGC axis.
